WHAT THIS CHANGE MEANS

Changing your term means adjusting the length of time you have to repay your mortgage balance. In general, mortgages are taken out over 25 or 30 year terms, but depending on what you can afford to repay, you can adjust the term to suit your circumstances. If you would like to extend or reduce the amount of time you have to repay your mortgage, for example, you originally took out a mortgage for 20 years and you would like an extra 5 years to repay your mortgage, or you would like to reduce your term, so you clear your mortgage balance more quickly; then talk to us about a change of term.

Can you tell me how much my monthly payment will be once I have changed my mortgage term?

If you call our customer services team, they will review your account and give you an indicative figure based on the amount you borrowed, your chosen term and your current interest rate.


What if I would like to change the repayment method at the same time?

We can assess both changes together, just make sure you let our team know when you call.

How long will it take for you to review my application and reach a final decision?

Every application is unique and assessed by one of our underwriters. Timescales depend on how many changes to your mortgage you are requesting to make at the same time; however, once we have received your fully completed application pack, with all the supporting information, we will work hard to provide you with a final decision as quickly as possible.


What should I expect when applying?

Our team will explain the process of changing your term and review your mortgage account and payment history. We will also ask you some questions about all the account holders current employment status, other debts and credit history. Once those checks are successfully completed, we will send you the application pack.


If the initial checks are successful, what else would I need to provide when I return the application pack?

Whether you’re considering a term extension or reduction we will need to ensure that the change is affordable. If you are reducing your term, we will consider if you are able to afford the increased monthly instalments and if you plan to extend your term, we will need to consider any changes to your future earnings.

To enable us to do a full assessment and affordability check, all account holders will need to supply the following information when returning the completed application pack:

- Proof of Income

  • If you’re employed, send your last 3 months payslips and P60
  • For those who are self-employed, send your latest SA302 and latest tax year overview (obtainable from HMRC or your accountant
  • If you’re in receipt of pensions or benefits, please send the latest Annual Statement or Award Letter

Are there any costs involved?

There is a ‘change of term fee’ of £55 which is payable upon return of your application pack.


How can I pay the ‘change of term’ fee?

You can make the payment over the phone using your debit card.


Can I apply if I have a buy to let mortgage?

If you are looking to reduce your mortgage term, please call our customer services team. We’re available Monday to Thursday 8.30am-6.30pm and Friday 8.30am-5.30pm. If you are interested in extending your term, we are unable to help and would recommend that you seek independent financial advice so you can understand the options available to you.

Please be aware mortgages are secured against your home and your home may be repossessed if you do not keep up repayments on your mortgage.
